Cash you need upfront

Rates are the published MOT stamp duty tiers (1% / 2% / 3% / 4%), loan agreement stamp duty of 0.5%, and the Solicitors' Remuneration Order 2023 conveyancing scale (1.25% on the first RM500,000, then 1%). Down payment

The part the bank won't lend

  • On a 90% loan you fund 10% yourself. On a new launch this is usually staged across construction rather than paid at once β€” which is why the wait can be a cash-flow advantage.

MOT stamp duty

Government tax on the transfer

  • Paid when the title moves into your name. Tiered at 1% on the first RM100,000, 2% to RM500,000, 3% to RM1 million, then 4%. It is charged per band, not on the whole price.

SPA legal fees

Your solicitor, at a fixed scale

  • Regulated by the Solicitors' Remuneration Order, so it is not negotiable beyond a permitted discount. 1.25% of the first RM500,000, then 1%.

Loan stamp duty & fees

The mortgage has its own bill

  • A separate agreement between you and the bank: 0.5% stamp duty on the loan, plus legal fees on the same scale. People forget this one and it is often the second-largest line.
