Suria Hill is IJM Land's 170-acre hilltop extension of the established Alam Suria township, sitting about 50 metres above sea level in Bandar Puncak Alam. Two phases of two-storey terrace homes are on offer: Soren and Sovana.

The number that matters most here is the calendar. Soren completes in March 2027 and Sovana in September 2027 — months away, not years. If you have been putting off buying because every new launch means a five-year wait, this is the opposite end of that spectrum.

It is also unusually uncrowded for the price. The masterplan runs at 10 units per acre with 29 acres given over to parks and gardens, 66-foot-wide roads, and a 4.6 km network of hiking and jogging trails.

Access into the township is via Persiaran Mokhtar Dahari. The ECRL station is the one to watch — a rail stop arriving a year after you move in is the kind of thing that changes what a house here is worth, though nobody can promise the date.

Where you save

  • Zero agent fees. The developer pays our commission — you pay us nothing at any stage.
  • Bumiputera buyers: 7% discount on the purchase price, published by the developer for both phases.
  • A shorter build means less interest. On a project completing in 2031 you pay progressive interest for five years before you can live in it or rent it out. Here it is months — that difference is real money, and almost nobody calculates it.
  • Ask about the package price. IJM advertises Soren from RM526,000 while the SPA price schedule on their own site runs higher. The gap is the developer's rebate package, and it is the single biggest number in this deal — we will show you exactly how it applies to the unit you pick.

Worth a look if…

  • You want your own gate and garden at a price most people associate with a condominium.
  • You are tired of waiting. Handover is 2027, not the back end of the decade.
  • You have children. 29 acres of park, a finished playground and three schools nearby is the whole argument.
  • You are betting on the ECRL station and the WCE. Buying before infrastructure lands is how landed property in Selangor has historically rewarded people.
  • You dislike crowds. Ten units per acre is genuinely low density.

Look elsewhere if…

  • You need to be in the city daily. Puncak Alam is a highway commute. There is no rail here until the ECRL opens, and that date can move.
  • Leasehold is a dealbreaker for you on principle. It has 98 years left, but it is still leasehold.
  • You are buying purely to rent out short-term. Rental demand here is thinner than a transit-linked address in Subang or PJ.
  • You want the widest pick of Soren units. It was roughly 80% taken up at IJM's last public update, so the choice is narrowing.
  • You want a home now, not in 2027. Nothing here is completed stock.
