Low Yat Group describes the township as “Forest Living in the City”. Take that as marketing, but the underlying fact is real enough: 2,670 acres with a 27-hole course and a 33-acre park in the middle of it is a different kind of density to anywhere in the Klang Valley proper.

The bill nobody shows you

  • Maintenance is tentatively 16 sen per sq ft per month — roughly RM290 to RM360 depending on your layout.
  • A condominium at this price typically runs RM450 to RM650 a month for the same family. Over a 35-year loan that gap is not small.
  • Budget separately for quit rent, assessment and fire insurance — landed owners pay these directly rather than through a management body.

Maintenance rate is the developer's tentative figure and may be revised.

Where you save

  • Zero agent fees. The developer pays our commission — you pay us nothing at any stage.
  • There is a live promotion. Low Yat Group is running “Armanee — Better Living, Better Savings”, advertised as a final call on the remaining 6A units. The terms are not published, so ask us and we will get you the exact figure in writing.
  • Ask whether the Bumiputera lot discount applies. It varies by lot within a phase rather than across the whole project, so it is worth checking against the specific unit rather than assuming.
  • Phase 1 is roughly 70% taken. Late in a phase is often when a developer is most willing to move on the package — and it is also when the choice of lots runs out. Both are true at once.

Worth a look if…

  • You need the space. Four bedrooms and four bathrooms up to 2,254 sq ft is the largest house across everything we list.
  • You want a neighbourhood that already exists. 100,000 residents, open schools, open shops, open golf club.
  • You are moving parents in, or planning to. The bathroom-per-bedroom layout is built for that.
  • You value gated and guarded with a clubhouse that belongs to your phase only.
  • You drive. A dedicated LATAR interchange is worth more than being near a station you would never walk to anyway.

Look elsewhere if…

  • You commute to KL city daily. Rawang is a real distance. Drive it at 8am before you decide anything.
  • You want rail. There is no MRT here — if transit matters, Westfield in USJ 1 is 180 m from a BRT stop.
  • This is the priciest entry on our list. If budget is the binding constraint, Sovana & Soren starts materially lower.
  • You need to move in soon. Phase 1 runs 36 months from its November 2025 launch, so late 2028.
  • Leasehold is a dealbreaker for you on principle.
